The Grey Bruce real estate market continued to show balanced conditions through April 2026, with inventory levels remaining higher than the fast-paced markets seen over the past few years. Buyers continue to benefit from more selection and negotiating opportunities in many areas, while well-priced homes are still attracting strong attention.
Below is a breakdown of April 2026 market activity across several Grey Bruce communities based on statistics from the OnePoint Association of REALTORS®.
Owen Sound recorded 16 sales in April with 56 new listings hitting the market and 111 active listings available. The average sale price was $511,601, while homes sold at 98.6% of asking price on average. Median days on market came in at 26 days, and the market carried approximately 6.9 months of inventory, showing balanced buyer activity throughout the city.
Chatsworth saw 5 sales during April with an average sale price of $743,500. Inventory levels remained moderate with 30 active listings and a 6.0 month supply of inventory. Homes averaged 105 days on market and sold at 96.2% of list price.
Arran-Elderslie posted 9 sales in April with an average sale price of $562,100. The market had 37 active listings, representing approximately 4.1 months of inventory, along with 20 new listings during the month. Homes sold at 93.4% of asking price on average with a median of 24 days on market.
West Grey reported 11 sales in April with an impressive average sale price of $873,627. Inventory levels increased to 119 active listings, resulting in approximately 10.8 months of inventory and giving buyers more options. Homes averaged 31 days on market and sold at 97.3% of asking price.
Southgate recorded 14 sales with an average sale price of $526,571. There were 46 new listings and 89 active listings on the market, representing approximately 6.4 months of inventory. The median days on market was 42 days, with homes selling at 96.8% of asking price on average.
The Municipality of Meaford had 12 sales in April with an average sale price of $910,492. Inventory remained active with 92 listings available, equating to approximately 7.7 months of inventory, and 36 new listings added during the month. Median days on market reached 63 days while homes sold at 94.6% of list price on average.
Hanover recorded 9 sales in April with an average sale price of $516,100. There were 70 active listings and 26 new listings added to the market, representing approximately 7.8 months of inventory. Homes sold in a median of 24 days and achieved 96.0% of asking price on average.
Grey Highlands saw 11 sales in April with an average sale price of $832,909. The area had 99 active listings and 340 new listings during the month, epresenting approximately 9 months of inventory. Median days on market came in at 39 days, while homes sold at 93.6% of asking price on average.
Georgian Bluffs posted 17 sales in April with an average sale price of $566,538. Inventory remained relatively balanced with 81 active listings and 46 new listings, representing approximately 4.8 months of inventory. Homes sold in a median of 33 days and achieved 94.1% of asking price on average.
South Bruce Peninsula recorded 17 sales during April with an average sale price of $493,941. The market featured 121 active listings and 57 new listings, resulting in approximately 7.1 months of inventory. Homes sold at 94.3% of asking price on average with a median of 32 days on market.
Saugeen Shores remained one of the more active markets in the region with 29 sales during April. The average sale price reached $806,022, supported by strong demand and waterfront influence in the area. There were 165 active listings and 64 new listings added during the month, representing approximately 5.7 months of inventory. Homes sold in a median of 27 days and achieved 98.3% of asking price on average.
Overall, the April 2026 Grey Bruce market continued to move toward more balanced conditions. Inventory levels are healthier than previous years, giving buyers more opportunities across most communities. At the same time, desirable homes that are priced appropriately continue to sell steadily.
