The July 2026 real estate statistics from the OnePoint Association of REALTORS® show a market that continues to vary significantly from community to community across Grey Bruce.

Inventory remains an important factor for buyers and sellers, with several municipalities carrying 9 to 11 months of inventory, while Owen Sound, Southgate and Arran-Elderslie are showing comparatively lower inventory levels. Sale-to-list price ratios also continue to provide a useful indication of buyer demand, with several communities recording sales at 97% or more of the original listing price.

Here is a closer look at the July 2026 numbers for the communities I follow most closely:

Owen Sound

  • Active Listings: 133

  • New Listings: 64

  • Days on Market: 37 days

  • Average Price: $462,932

  • Months of Inventory: 4.3 months

  • Sale-to-List Price: 95.4%

Owen Sound continues to offer one of the lower inventory levels among the communities reviewed, with 4.3 months of inventory. There were 64 new listings during July, giving buyers a reasonable selection while maintaining a relatively active market.

Chatsworth

  • Active Listings: 46

  • New Listings: 13

  • Days on Market: 35 days

  • Average Price: $584,786

  • Months of Inventory: 6.6 months

  • Sale-to-List Price: 96.4%

Chatsworth recorded 13 new listings in July, with 46 active listings at the end of the reporting period. Homes sold for an average of approximately $585,000, with sales averaging 96.4% of the original list price.

Arran-Elderslie

  • Active Listings: 46

  • New Listings: 9

  • Days on Market: 59.5 days

  • Average Price: $479,975

  • Months of Inventory: 5.8 months

  • Sale-to-List Price: 94.1%

Arran-Elderslie had 9 new listings in July and 46 active listings. The average sale price was just under $480,000, while the median days on market was 59.5 days.

West Grey

  • Active Listings: 142

  • New Listings: 42

  • Days on Market: 41 days

  • Average Price: $587,636

  • Months of Inventory: 9.5 months

  • Sale-to-List Price: 96.6%

West Grey saw 42 new listings in July, adding to an active inventory of 142 properties. With 9.5 months of inventory, buyers continue to have a good selection of properties to consider.

Southgate

  • Active Listings: 90

  • New Listings: 36

  • Days on Market: 35 days

  • Average Price: $628,706

  • Months of Inventory: 5.3 months

  • Sale-to-List Price: 97.3%

Southgate continues to show solid buyer activity. The July statistics show 36 new listings and 90 active listings, with properties selling for an average of 97.3% of their original list price.

Meaford

  • Active Listings: 142

  • New Listings: 53

  • Days on Market: 43 days

  • Average Price: $887,987

  • Months of Inventory: 9.5 months

  • Sale-to-List Price: 93.3%

Meaford recorded 53 new listings during July and finished the month with 142 active listings. The overall average sale price was just over $1 million, although the mix of property types—including waterfront—can have a significant impact on the monthly average.

Hanover

  • Active Listings: 65

  • New Listings: 16

  • Days on Market: 37 days

  • Average Price: $476,986

  • Months of Inventory: 7.2 months

  • Sale-to-List Price: 95.5%

Hanover recorded 16 new listings in July, with 65 active listings. The average price was approximately $477,000, while homes took a median of 37 days to sell.

Grey Highlands

  • Active Listings: 132

  • New Listings: 29

  • Days on Market: 62 days

  • Average Price: $744,917

  • Months of Inventory: 11.0 months

  • Sale-to-List Price: 94.4%

Grey Highlands continues to have a higher level of inventory, with 11 months of inventory reported in July. There were 29 new listings and 132 active listings, giving buyers considerable choice.

Georgian Bluffs

  • Active Listings: 136

  • New Listings: 41

  • Days on Market: 57 days

  • Average Price: $523,075

  • Months of Inventory: 11.3 months

  • Sale-to-List Price: 92.5%

Georgian Bluffs saw 41 new listings in July, with 136 active properties. At 11.3 months of inventory, buyers have a substantial selection, while sellers need to pay close attention to pricing and presentation.

South Bruce Peninsula

  • Active Listings: 170

  • New Listings: 61

  • Days on Market: 30.5 days

  • Average Price: $642,201

  • Months of Inventory: 9.4 months

  • Sale-to-List Price: 95.2%

South Bruce Peninsula remained active through July, with 61 new listings and 170 active listings. Properties sold in a median of 30.5 days, while the average sale price was approximately $642,000.

Saugeen Shores

  • Active Listings: 179

  • New Listings: 46

  • Days on Market: 34 days

  • Average Price: $719,461

  • Months of Inventory: 4.5 months

  • Sale-to-List Price: 97.5%

Saugeen Shores continues to show comparatively strong market activity. July brought 46 new listings, while 179 properties were active. The 97.5% sale-to-list ratio was one of the strongest among the communities reviewed.

What Do the July Numbers Tell Us?

The July 2026 statistics reinforce something we continue to see across Grey Bruce: real estate is local.

Some communities are showing relatively balanced conditions, while others have significantly more inventory and therefore more choice for buyers.

For buyers, higher inventory levels can mean more negotiating room and more time to find the right property. For sellers, the numbers reinforce the importance of realistic pricing, strong presentation and a marketing strategy that gets the property noticed.

The sale-to-list ratios also show that well-priced properties continue to attract buyers. Southgate and Saugeen Shores, for example, recorded sale-to-list ratios above 97%, while several other communities remained in the mid-90% range.

Looking Ahead

As we move through the summer market, inventory will continue to be an important statistic to watch. The number of new listings entering the market, how quickly those properties sell and where prices settle will help shape the market heading into the fall.
